Avoid Foreclosure
Yes, you can still sell your house any time before the foreclosure auction, and selling for cash is often the fastest way to protect your equity and your credit. Equity ResQ can make a no-obligation cash offer and close in as little as two weeks, usually well inside the foreclosure timeline.
You're Dealing With:
- ! The bank is calling daily and you don't know what to say
- ! The auction date is weeks or even days away
- ! You've fallen behind on payments and can't catch up
- ! Your credit is already damaged and you want to stop the bleeding
- ! You can't afford repairs and the house won't sell traditionally in time
If you’ve received a notice of default, missed mortgage payments, or you’re staring at an auction date on the calendar, you’re not alone and you’re not out of options. Foreclosure is one of the most stressful situations a homeowner can face. The good news: there is still time to take action and protect what’s left of your equity.
The California foreclosure timeline, step by step
- Missed payments and the 30-day contact rule. For a home you live in (up to four units, first mortgage), the lender has to contact you, or try hard to, at least 30 days before it can record a Notice of Default.
- Notice of Default. The lender records it with the county recorder. It starts the clock. It must warn you in capital letters that your home may be sold without any court action.
- At least three months of waiting. The next notice can’t come until three months after the Notice of Default is recorded. If you haven’t caught up within 30 days, you also get a “YOU ARE IN DEFAULT” letter in the mail.
- Notice of Trustee’s Sale. At least 20 days before the auction it must be posted on your door, posted in a public place, published in a newspaper once a week for three weeks, and recorded with the county.
- The reinstatement deadline. You can usually bring the loan current by paying what’s past due, plus allowed fees, until five business days before the sale date in the first notice of sale.
- The auction (trustee’s sale). If nothing changes, the house is sold at auction. Sales are often postponed, which moves the date later.
- After the sale. For homes with one to four units, the sale isn’t final right away: tenants and certain other buyers have a window of 15 to 45 days to make an offer. After a non-court foreclosure, the former owner generally has no right to buy the house back.
What can pause the process
If you send your servicer a complete loan modification application at least five business days before a scheduled sale, the law says it can’t move ahead with the foreclosure while the application is being reviewed. If you are approved for a modification, forbearance or repayment plan and keep to it, no Notice of Default can be recorded. A HUD-approved housing counselor can help with these options for free.

How We Help
Here’s how we help homeowners in pre-foreclosure walk away with cash in hand instead of a foreclosure on their record.
We move fast. Once you contact us, we visit the property, run our numbers, and present a cash offer within 24 to 48 hours. If you accept, we can close in as few as 7 days.
We buy as-is. No repairs required. No cleaning required. Take what you want, leave the rest.
We work directly with your lender when needed. If you’ve already entered the foreclosure process, we can communicate with your lender’s loss mitigation department to coordinate a fast sale before the auction date.
You keep more of your equity. A foreclosure auction often sells your home for far less than market value, and the lender takes everything to satisfy the loan. Selling to us before the auction means you walk away with the difference in cash.
You protect your credit. A completed foreclosure stays on your credit report for 7 years. Selling before the foreclosure completes prevents that damage.
We’ve helped homeowners in every stage of pre-foreclosure. Whether you got your first notice last week or your auction is scheduled for next month, the sooner you call, the more options you have.
